1. Population Density

Canton: Canton still has plenty of open land and large lots. It’s common to see a 10–20 acre property with horses, cows, or even alpacas — right next to a $600K neighborhood with massive 3,000–5,000 sq ft homes. Canton is about three times the size of Woodstock, so if you want space and privacy, Canton is your best bet. That said, people are moving here fast, and it’s one of the “next frontier” suburbs.

Cumming: Density depends on where you live. South Cumming feels more like Alpharetta — compact and developed. North Cumming offers open spaces, farms, and larger lots. Highway 400 acts like a dial: Exit 13 is denser, Exit 17 is more rural.

Point: Cumming wins for versatility, giving buyers options from suburban to semi-rural living.

2. Downtowns

Cumming: Downtown Cumming used to be…well, not great. Just courthouses and municipal buildings. But the new Cumming City Center changed the game. Walkable, mixed-use, amphitheater, restaurants, mini-golf — and big expansions are coming in 2026: 74 single-family homes, 368 apartments, a Hilton Tapestry hotel, and a new police headquarters.

Canton: Downtown Canton has been sleepy historically, but it’s come alive with restaurants like B&B Social (bar/pub with games), Pops (counter-service Italian with sit-down quality), and La Cantina on Main (New Mexican cuisine). Events like First Fridays, plus The Mill on Etowah, an old industrial space converted into shops and event venues, give Canton downtown a real buzz.

Point: Canton wins — city center is great, but Canton’s historic vibe plus active events give it the edge.

3. Location

Cumming: Southern Cumming is very developed, almost like an extension of Alpharetta. The north is quieter with room to grow. Lake Lanier is directly to the east, and the mountains (Dahlonega, Dawsonville, Appalachian Trail) are about an hour north.

Canton: A bit more removed from the Atlanta suburbs, but easy access to Alpharetta, Roswell, Cartersville, and small towns like Waleska and Ball Ground. Heading north, you hit Jasper, Ellijay, and the start of the Blue Ridge Mountains.

Point: Canton wins for neighboring towns and access to mountains, offering more variety for weekend trips.

4. Home Prices

Cumming: Wide range depending on location. North Cumming homes start around $225K; southern homes and lakefront properties can reach $7M. Median home price is about $650K. South Forsyth’s highly rated schools drive the higher prices.

Canton: Median home price is just under $500K. Homes are generally more affordable than Cumming, despite similar suburban appeal.

Point: Canton wins for lower home prices and affordability.

Cumming: Northside Forsyth – full-service hospital, ER, cardiology, surgery, women’s center. Expanded with the city’s growth.

Canton: Northside Cherokee – boutique, newer campus rebuilt in 2017, full-service ER, surgery, maternity, cancer care.

Point: Tie — both cities have top-tier healthcare nearby.

7. Things to Do

Canton: Etowah River Park, Heritage Park, Cherokee Veterans Park, Blankets Creek MTB trails, Lake Allatoona access, Canton Marketplace, Riverstone Parkway retail.

Cumming: Lake Lanier, Fowler Park, Big Creek Greenway, Sawnee Mountain Preserve, Forsyth Collection, City Center, and upcoming The Gathering sports/entertainment complex.

Point: Canton wins for downtown + parks combo, though Cumming is close with Lake Lanier and big upcoming projects.

8. Safety

Canton/Holly Springs: Crime rate about 1 in 118 (Canton); Holly Springs included, one of the safest in GA, 1 in 276 chance of victimization.

Cumming: Crime rate 1 in 206; safer than 70% of U.S. towns, 72% of GA communities.

Point: Slight edge to Cumming — safer statistically, but very close.
